Your Move.

How long does it take to find an apartment?

Most searches take between three and eight weeks from the start of the active search, depending on the brief and the market. Clear priorities and complete documents make a considerable difference.

Do you work with individuals or only corporate clients?

Both. We welcome individuals, couples and families as well as assignments from employers and relocation partners. Each move receives personal attention, with support agreed around your needs.

Is the initial consultation really free?

It is. We discuss your situation, establish whether we can help, and outline what an arrangement would look like. No commitment required.

Do you speak German?

Selbstverständlich. We work fluently in both English and German, and handle all official correspondence in German on your behalf.

What if I don't find an apartment I like?

We review the options with you and continue within the agreed scope and search period. If the brief needs adjusting, we discuss that together so the search remains realistic and focused.

Can services be combined?

Yes, and this is common. Most clients combine apartment finding with admin support and an orientation tour. We discuss the right combination in the initial consultation.

What if I cannot attend viewings in person?

Where the landlord permits representation, we attend on your behalf and provide a detailed video report. Many Berlin landlords now require applicants to attend in person; where that applies, we coordinate the viewing and prepare you thoroughly.

How do you protect clients from fraud and scams?

We assess suitable offers, check the information available and raise concerns before you make a commitment. We draw on documented experience and coordinate qualified legal advice where needed. Our search explores all available avenues, with careful checks throughout.

Do you assist with property purchases in Berlin?

Yes. We have assisted around 100 clients through the full Berlin property buying process. Our support covers property identification, off-market opportunities through our network, financing coordination, negotiation, notary coordination and contract review. We guide the entire process from the first search to the final handover.

Can you help find schools and Kitas for our children?

Yes — this is an integral part of our family relocation support. We identify suitable schools and Kitas based on your children's ages, language background and educational preferences. We cover state and private options, German-language and multilingual institutions — English, French, Russian, international and more — and handle Kita voucher coordination.

What is the Smooth Relocator City Guide?

A curated collection of Berlin addresses — restaurants, bars, hotels, clubs, wellness and more — built over years of personal experience. It is included in every relocation package. It is not published publicly. Clients who want it without a full arrangement can request it by email; we send it personally.

What makes the Orientation Tour unusual?

The tour runs for 2, 4 or 6 hours, for 1 to 6 people, and is shaped around your interests and everyday needs. Individuals, couples, families and colleagues are welcome. On request, a guide who lived in the former GDR and witnessed the fall of the Berlin Wall can offer a first-hand perspective on the city.

What is the move-in handover witness service?

We attend the apartment handover as an independent witness and document the condition of the property with you in a detailed protocol. This can help protect you from unjustified defect claims when you eventually move out. It is included in our Smooth Permanent arrangement.
