How long does it take to find an apartment?

Between three and eight weeks from the start of the active search, depending on profile and requirements. A clear brief and realistic expectations accelerate the process considerably. We have never taken longer than we needed to.

Do you work with individuals or only corporate clients?

Both. Roughly half our clients come through corporate HR departments; the other half approach us directly. The service is identical either way.

Is the initial consultation really free?

It is. We discuss your situation, establish whether we can help, and outline what an arrangement would look like. No commitment required.

Do you speak German?

Selbstverständlich. We work fluently in both English and German, and handle all official correspondence in German on your behalf.

What if I don't find an apartment I like?

In over 1,000 cases, this has not happened. We continue searching until we find the right apartment — or until the client decides to reconsider their requirements with our guidance.

Can services be combined?

Yes, and this is common. Most clients combine apartment finding with admin support and an orientation tour. We discuss the right combination in the initial consultation.

What if I cannot attend viewings in person?

We attend on your behalf. For clients relocating from abroad, we conduct a live video call during the viewing or send a detailed video report. You see every apartment before committing — no guesswork, no surprises on arrival.

How do you protect clients from fraud and scams?

Berlin's market contains fraudulent listings, unreliable agents and contracts that don't bear scrutiny. Over ten years we have encountered every variant and have never placed a client in a fraudulent situation. We maintain an active blacklist of agents and landlords based on documented issues. All contracts are reviewed, and where needed, examined with certified legal counsel. Our clients receive only vetted contacts — the selection happens before anything reaches them.

Do you assist with property purchases in Berlin?

Yes. We have assisted around 100 clients through the full Berlin property buying process. Our support covers property identification, off-market opportunities through our network, financing coordination, negotiation, notary coordination and contract review. The entire journey, structured and smooth.

Can you help find schools and Kitas for our children?

Yes — this is an integral part of our family relocation support. We identify suitable schools and Kitas based on your children's ages, language background and educational preferences. We cover state and private options, German-language and multilingual institutions — English, French, Russian, international and more — and handle Kita voucher coordination.

What is the Smooth Relocator City Guide?

A curated collection of Berlin addresses — restaurants, bars, hotels, clubs, wellness and more — built over years of personal experience. It is included in every relocation package. It is not published publicly. Clients who want it without a full arrangement can request it by email; we send it personally.

What makes the Orientation Tour unusual?

Several things. It runs for 2, 4 or 6 hours, accommodates 1 to 6 persons, and is tailored personally to each client's situation. We have conducted it for CEOs, managing directors, diplomatic staff and their families. On request, we offer a guide who lived in the former GDR, witnessed the fall of the Berlin Wall, and has stories that no guidebook contains. It is, to our knowledge, an experience unavailable on any other tour.

What is the move-in handover witness service?

We attend the apartment handover as a legal witness and document the condition of the property with you. This protects you from unjustified defect claims when you eventually move out — a detail most tenants overlook and later regret. It is included in our Permanent & Smooth arrangement.
